Mainstay Healthcare Properties deploys capital to senior housing and healthcare real estate in a variety of forms including Assisted Living Facilities (ALF) and Alzheimer’s Care (ALZ) .
Healthcare real estate properties in which Mainstay may invest include, but are not limited to, independent living facilities, continuing care retirement communities, assisted living facilities, care homes with and without nursing, Alzheimer’s/dementia facilities, and skilled nursing/post-acute facilities. Healthcare real estate properties may be leased to operators under long-term, triple-net leases. Triple-net leases are those leases where the lessee is accountable for their proportionate amount of property taxes, insurance, shared operating expenses, and shared area utilities. Lessees are also liable for all expenses connected with their own occupancy, including personal property taxes, janitorial services and all utility payments. If a tenant’s premises are a portion of the larger property, the common area maintenance charges will be segmented among the renters of the building, usually upon the renter’s square footage percentage of the total complex. Normally, the property owner or lessor will be accountable for the structural integrity of the building. The advantage of triple-net leases are that operators of healthcare real estate properties will pay lower rent than what would be charged in the absence of a triple-net lease.
Mainstay healthcare properties intend to focus on healthcare real estate that provide: stand-alone facilities offering one level of service; combination facilities that provide multiple levels of service; and communities or campuses that provide a wide range of services.
We currently own and operate nine communities consisting of independent living, assisted living and memory care facilities in Florida, South Carolina and Tennessee. Two of our communities are located in the downtown historic district of Lakeland, Florida. We are currently in the process of reviewing several additional acquisitions.
